The land is located in JUCU village, neighbouring the town of Apahida, at approximately 12 km from Cluj-Napoca and 8 km from Cluj-Napoca International Airport, in close proximity of the road junction linking the road Cluj, Romania-Bistrita to the northern ring road (Muncii Bulevard).
There are three access roads from the main road to the piece of land.
Total surface area is approximately 23.5 ha.
Although current prices in the area range between EUR 15-40 per sqm, the price for this land is for the moment only EUR 12/sqm + VAT.
The piece of land was originally perfectly flat, but now it has some variations in level, as at some point a gravel pit was operated on parts of it.
According to the intended destination of the land, it will be levelled accordingly (or not). Thus, for economic facilities (manufacturing halls, ware-houses, logistic parks, etc.), the land requires levelling, whereas in a residential project, the uneven areas may be easily turned into leisure lakes.
The conclusions of the geological study state that the land is suitable for constructions of any kind, as beneath the gravel layer, there is a layer of marl (rock) that allows foundation laying.
From a town-planning perspective, the land is partially included in the built-up area of JUCU village, but with no specific destination. The general town-planning project requires the elaboration of a zonal urbanistic plan (PUZ) that should state “the intended economic facilities, equipment or residential buildings” for the piece of land.
Upon request of the buyer and depending on the land development objectives, we may elaborate a feasibility study to work out the technical solutions for connecting the land to utilities and to estimate the associated costs. We may also provide consultancy in the elaboration of the zonal urbanistic plan (PUZ).
